Before You Apply
Our office represents the Owner of the property in which you are applying for. We reserve the right to collect multiple applications and select the BEST QUALIFIED. If your application is not accepted, we do not refund your application fee. Applications can take between 3-5 BUSINESS days to process.
ALL persons over the age of 18 who will occupy the property, must submit a separate application along with the required application fee. Until ALL applications are received, and all required documents are provided, your application cannot be considered and will not be considered "received" by this office.
- The Owner makes the final decision regarding approval, denial, and any additional deposits required.
- The Owner may require additional information as needed to verify all information submitted in your application.
- In addition to the rental application, you will also be required to provide proof of income. (See Qualification Criteria)
- Applicant(s) is required to physically or virtually view the premises, both interior and exterior, prior to submitting an application.
- The property cannot be held off the market for more than 30 calendar days after your application is approved and will only be held once you've paid the Deposits.
- Once the Owner makes a decision on your application, applicant(s) will be notified by email of the Owners decision.
- If your application is approved, ALL refundable Deposits are expected to be paid within 2 business days of approval notification. Should the Deposits not be paid within said timeframe, the Owner reserves the right at their discretion to withdraw their approval and/or offer the property to another applicant.
- Move In’s after the 15th of the month will be required to pay 1st months prorated Rent in addition to the following month’s rent.
- In instances where tenants do not meet the qualification criteria, the Owner may ask for compensating factors such as increased deposits.

WHETHER YOU HAVE A PET OR NOT, you will be required to visit a 3rd Party website to disclose your pet status. In return, residents receive a 12-month license to their digital pet profile which can be shared with groomers, pet daycares, pet sitters, hotels, landlords and more. Pet Application Fees: Single pet = $20, Additional pet(s) = $15/pet Renewal (annually, prior to expiration) = $10/pet. For residents with assistance animals or without pets, there is no charge ($0) to make an Assistance Animal Accommodation Request or to create a No Pet/Animal profile. YOU ARE REQUIRED TO DISCLOSE YOUR ESA OR ASSISTANCE ANIMAL(S) AT THE TIME OF SUBMITTING YOUR APPLICATION.

Qualification Criteria
- 620 FICO or higher. Scores lower than 620 may be considered and are evaluated on a case by case basis. Additional Deposits may be required.
- Must have ACTIVE employment in Nevada
- No evictions in last 5 years
- No ACTIVE/OPEN bankruptcies
- No collections from previous landlords/apartments/property managers
- No utility collections (gas, water, electricity, sewer, trash, cable)
- If you have been at your current job for less than 1 year, you may be required to pay an additional Deposit
- VERIFIABLE gross combined income must meet or exceed 3 times the monthly rent amount. (i.e rent is $2,000, your gross combined income must meet or exceed $6,000 monthly)
- We will require, but not limited to; 2 months of most recent pay stubs, 2 months of most recent bank statements, mortgage statements (for any home you currently own, but are not occupying), and verification of employment.
- ATTN SELF-EMPLOYED APPLICANTS/1099 INDEPENDENT CONTRACTORS: Just as in applications for home mortgages, self-employed borrowers are subject to additional and varied scrutiny to verify consistency and longevity of income. This may include, but is not limited to 2 years of Tax Returns, current Profit and Loss Statement (YTD or Longer), bank statements proving income/deposits, and additional verifications. Cash payments that are not reported as income n your tax return will not be considered income as part of the qualification process.
- VERIFIABLE RENTAL HISTORY: We must be able to verify your rental history within the last 5 years. You must provide the name, phone number, and email for the legal HomeOwner and/or management company. If we are unable to obtain a rental verification from your current and/or previous landlord, you may be required to provide additional documentation.
- Decision is based on and not limited to the following factors: credit score, credit history, length of employment and history, income, current and previous rental history, criminal background check, pet criteria, debt to income ratio and rent to income ratio.
