Things to Know Before You Apply

Before submitting your rental application, it's essential to understand the requirements and processes involved. Our office represents the property owner, and we aim to select the most qualified applicants. Please note that application fees are non-refundable once processing begins, and allow 3–5 business days for processing.

  • What are the application requirements?

    • All occupants 18 years of age or older must submit a separate rental application and pay the required application fee.

    • An application will not be considered complete until:

         ○ All adult applicants have submitted applications;

         ○ All required supporting documentation has been provided and verified; and

         ○ All applicable fees have been paid.

    • Applicants must provide proof of income and any additional documentation required under our Qualification Criteria.

    • Applicants are required to physically or virtually view the property, including both the interior and exterior, prior to submitting an application.

     • The Owner may request additional information or documentation to verify any information provided within the application.

  • What is the approval process?

    • The property Owner makes the final decision regarding approval, denial, conditional approval, and any additional deposits or requirements.
    • Once a decision has been made, applicants will be notified by email.
    • If approved, all refundable deposits must be paid within two (2) business days of approval notification unless otherwise agreed upon in writing.
    • Failure to timely pay the required deposits may result in the Owner withdrawing approval and/or offering the property to another applicant.
    • Approved properties cannot be held off the market for more than thirty (30) calendar days from the approval date and will only be held after all required deposits have been paid.
    • Move-ins scheduled after the 15th day of the month will require payment of prorated rent for the remainder of the current month plus the full following month’s rent prior to move-in.
    • Applicants who do not fully meet the qualification criteria may be asked to provide additional compensating factors, including but not limited to increased security deposits.

Assistance Animals & Pet Screening

IMPORTANT — PLEASE READ CAREFULLY

All applicants are required to disclose any ESA (Emotional Support Animal) or Assistance Animal at the time the application is submitted.


There is no charge ($0) to submit:

  • An Assistance Animal Accommodation Request; or
  • A No Pet/Animal profile.

    Pet approval remains subject to final Landlord approval.

  • PetScreening Fees

    PetScreening charges the following fees for household pet profiles at the time of application and annually upon renewal:

         • $30 per pet profile when paid by credit/debit card

         • $25 per pet profile when paid by ACH

  • Fair Housing Notice

    You have the right to equal housing opportunities without discrimination based on race, color, religion, national origin, sex, familial status, disability, ancestry, sexual orientation, gender identity, or gender expression, in accordance with federal and Nevada fair housing laws.

    This includes the right to expect:

  • How can I contact your office?

    For any questions, please reach out to our office at (702) 545-0957. Our office hours are Monday to Friday, 9:00 AM to 4:00 PM, with a lunch break from 12:30 PM to 1:30 PM.

Qualification Criteria

Before applying, ensure you meet our qualification criteria to streamline your application process.

We assess credit, income, rental history, and background checks to find the best fit for our properties.

  • What are the credit requirements?

    VantageScore, FICO 9, and ResidentScore from TransUnion and Equifax.

       • Minimum preferred credit score of 620 (unless noted otherwise in the property listing)

       • Applicants with credit scores below 620 may still be considered on a case-by-case basis.

       • Additional security deposits or other qualifying conditions may be required for applicants with lower credit scores or negative credit history.

       • No active or open bankruptcy proceedings.

       • No outstanding collections owed to previous landlords, apartment communities, or property management companies.

       • No utility collections

  • What are the income and employment requirements?

    • Applicants must have active employment

    • Combined gross monthly household income must equal or exceed three (3) times the monthly rent amount.

         ○ Example: If rent is $2,000 per month, the combined gross monthly income must be at least $6,000.

    • Income and employment must be verifiable.

    • Applicants employed at their current job for less than one (1) year may be required to pay an additional security deposit.

    • Applicants who are self-employed or 1099 independent contractors are subject to additional income verification requirements.

    • Cash income not reported on tax returns will not be considered as qualifying income.

    • Additional deposits or qualifying conditions may be required for:

         ○ Limited employment history

         ○ High debt-to-income ratios

         ○ Other application concerns identified during screening

  • What are the rental history requirements?

    • Applicants must have verifiable rental history for the previous five (5) years.

    • Applicants must provide accurate contact information for current and previous landlords and/or property management companies, including:

         ○ Name

         ○ Phone number

         ○ Email address

    • If rental history cannot be verified, additional documentation may be required such as a Lease Agreement and full rent payment ledger

    • Failure to obtain verifiable rental history may result in denial of your application.

    • No evictions within the last five (5) years.

    • Additional deposits or qualifying conditions may be required for:

         ○ Limited or unverifiable rental history

         ○ Negative rental references

         ○ Prior lease violations

  • What background checks are performed?

    • All applicants are subject to criminal background screening.

    • Identity verification is required for all applicants.

    • Applicants may be required to provide additional documentation to verify identity and prevent fraud.

    • Providing false, misleading, altered, or incomplete information may result in denial of the application.

    • Applications are evaluated based on multiple factors, including but not limited to:

         ○ Credit score and credit history

         ○ Employment history and stability

         ○ Income and debt-to-income ratio

         ○ Rent-to-income ratio

         ○ Current and previous rental history

         ○ Criminal background screening

         ○ Identity verification results

         ○ Pet criteria and profile review

         ○ Overall application strength and supporting documentation

  • What documents are required for application?

    Required documentation may include, but is not limited to:

    • Valid government-issued photo identification

    • Identity verification documentation as requested

    • Two (2) most recent pay stubs

    • Two (2) most recent bank statements

    • Employment verification

    • Mortgage statements for any owned property not occupied by the applicant

    • Additional documentation requested by management or the property Owner

  • Additional Documents for Self-Employed / 1099 Applicants

    • Two (2) years of tax returns
    • Current year-to-date profit and loss statements
    • Business and/or personal bank statements
    • Proof of income consistency and deposits
    • Additional supporting documentation as requested

All applications are reviewed in accordance with applicable federal, state, and local fair housing laws.
