Things to Know
Before You Apply
- Application fees are non-refundable.
- All adults (18+) must complete a separate application and pay the $95.00 application fee.
- All prospective occupants of the property must be listed by name and age on the application, due to federal and state regulations.
- We do not pre-screen applications.
- Once your application is submitted, your application fee is nonrefundable.
- Per NRS 645.254.4, applications will be accepted until the Owner has approved an applicant(s) and they have paid the required holding deposits.
- All decisions are finalized by the owner regarding approval, denial, and any extra deposits necessary.
- The Owner will always approve the strongest applicant; it is not a first come, first-serve basis and we reserve the right to stop accepting applications at any time.
- Once the Owner makes a final selection, applicant(s) will be notified by email or phone to be made aware of the Owners decision.
- A follow-up email will be sent to the approved applicant(s) with further instructions to prepare for move in.
- “Holding” Deposits are expected to be paid within 2 business days of acceptance unless otherwise agreed by all parties.
- Should the holding deposits not be paid within said timeframe, Owner reserves the right at their discretion to move onto another applicant.
- Move in date must not be greater than 30 days from acceptance.
- Move In’s after the 15th of the month will be required to pay prorated rent in addition to next months rent.
Qualification Criteria
- Credit score of 650 or above, gross household income must be 3X the monthly rent or greater.
- Positive and verifiable rental history with no late payments, no returned payments, or notices of default/nonpayment of rent.
- No open bankruptcies or judgements.
- Appfolio uses Experian for credit screenings.
- Accounts in collections, past due status, or late payments will be reviewed by the Owner.
- Approval is based on and not limited to the following factors: credit score, credit history, length of employment and history, income, current and previous rental history, criminal background check, pet criteria, debt to income ratio and rent to income ratio.
Submitting Your Application
Provide the following information with your online application:
1. PROOF OF INCOME:
- Complete the income verification portion of the application by linking your bank accounts associated with your source of income (where your income is deposited)
- (2) Most recent pay stubs (NO SCREENSHOTS)
- (2) Most recent bank statements with account holder name visible and full account number visible (NO SCREENSHOTS)
- Job offer letter/transfer letter (dated within last 30 days) (if applicable)
- Most Recent year’s tax return. (For self-employed and tip-earning individuals)
2. VALID PROOF OF IDENTIFICATION (Drivers License or Passport)
3. CURRENT AND PREVIOUS RENTAL HISTORY
- NVAPM must be able to verify your rental history within the last 5 years. If no rental verification is completed, your application can not be considered, unless your rental history reflects on your credit report. You must provide the name, phone number, and email for the legal Owner and/or management company
4. PETS, PET DEPOSITS, SERVICE ANIMALS AND PET POLICIES: (if applicable) & due upon receiving conditional approval subject to Pet Application
- If the property in which you are applying on has no pet restrictions, applicant must fill out our mandatory pet screening application at https://nvapm.petscreening.com/ . This must be completed whether an applicant has pets or not. For non pet or animal owners, simply create a "No Pet Profile"
- Pet Deposits, Pet Rent, and Pet Fees vary based on a "Paw Score" generated by PetScreening.com
**A standard pet screening application fee is $20.00 for one pet and $15.00 for each additional pet. **
**If you have no pets, the pet screening is free, you will just need to assert that you have no pets.**
ESA OR SERVICE ANIMALS: Service animals are not considered pets and are not subject to pet deposits, pet fees, and/or pet rent. Applicants with SERVICE ANIMALS must submit the "ASSISTANCE ANIMAL APPLICATION" at no additional charge to the applicant.
- This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal (service animals, emotional support animals, companion animals, etc.) that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. There is no cost ($0) to you to submit an accommodation request. Please make sure you are aware of your State’s laws, if any, for submitting a fraudulent accommodation request
